This expansive three-bedroom house occupies a commanding position on Fassett Square, a secluded Victorian enclave of terraces in Hackney. Arranged over three principal levels, the original Victorian features of this handsome home sit in harmony alongside modern additions, in a light and versatile set of spaces.

Immediately upon entering the property, the generously proportioned rooms and exceptionally tall ceilings are evident. The open-plan kitchen is located in the double reception room at the front of the property. The south-facing bay window complete with wooden shutters, overlooks the communal Fassett Square gardens.

Original wooden boards run underfoot through the spacious entrance hall, with a clear vista through the plan of the house to the garden beyond. A discreet door off the hallway leads down to the large cellar below.

To the rear of the house lies another equally spacious and flexible living space, with access out to the garden. The low-maintenance garden is nicely secluded and of a generous size, offering a blank canvas. There is secure side access to the street and front garden.

Continuing to the upper levels, the principal bedroom occupies the front aspect of the house. Two large sash windows illuminate the room with views out onto treetops and the communal garden below. Custom ply cabinetry and wardrobes are fitted against one wall. The second bedroom on this level enjoys views over the garden, a continuation of original striped floorboards and plywood shelving unify the spaces.

The main family bathroom is a spacious affair, positioned on the opposite side of the landing, with plentiful storage and separate WC. The uppermost level is home to the third bedroom and ensuite bathroom. A rich veneered floor adds warmth and texture.

Laid out in the 1860s, Fassett Square is centred around a resident’s only communal garden with Bruno Court, the Grade II listed modernist annex to the now converted German Hospital, bordering the west side. The Square itself was the inspiration for the fictional Eastenders’ Albert Square, with the pilot having being filmed on the Square in the late 1980s.

There are a wealth of excellent cafes, restaurants and pubs in the area, including Pidgin, Wilton Way Deli and The Spurstowe Arms. London Fields and Broadway market are just a short walk to the south. More of our favourite local spots can be found in our Hackney edition of The Flâneur.

The Flâneur’s Guide: Hackney

Whether you’re a day tripper or a local, many would regard Hackney as the unofficial centre of the East. Bordered by the leafy Clapton to the north and the grittier Bethnal Green to the south, the past few decades have seen a vast resurgence in the area’s fortunes…
